Why be in this business if you can't give it your ALL? That is surely what any of us would want from our businessperson. A few years ago when the market was "going through the roof", it is likely that a lot of the real estate agent businesses became "listing businesses". With shortages in inventory, it was like a reward to pick up a listing for it would probably be sold by a cooperating brokerage in short order. No Open Houses, No Advertisements, No real effort other than the not so rigorous task of listing the property on an MLS. I was a "Newbie" at that time, so I learned about Customer Service when the inventory of homes was exploding, new listings were almost a detriment and properties were only occasionally selling. It was then that I drafted my Marketing Strategy that was based on doing the very best job that I could think of to sell a property. Exemplary Service-Exemplary Service-Exemplary Service! If I hear of something new, I try it. No idea left untried!
The Marketing Strategy...Always Evolving!
I have learned that the "3- E's": Exposure, Exemplary and Excellence, have a good relationship when it comes to selling property! Exposure= advertisement and easy to see; Exemplary= always striving to do better than the others do; and Excellence= professionalism in every way from beginning to end and beyond!
I advertise my listed properties through my superb "Z-57 Internet Solutions"www.ParadiseJim.com Website to over a dozen syndicated real estate websites, globally! I usually upgrade to Showcase/Feature my listings through special on-line Flyers. In addition, my broker at Paradise Realty of Venice, includes each property in a 1/2 page weekly advertisement in the local newpaper. I also place mine in the monthly "Welcome Home" Magazine.
With so many homes on the market, I firmly believe in it to be advantagous to hold Open House, with upscale refreshments, 3-4 times a month and to invite neighbors through mailing of flyers and others through a preferred top-line spot in the advertisements.
Excellence to me comes through the avenues of Professionalism, Creativity and Continuing Education! I enjoy the challenges of doing business in a down-turn market. I have been on both the seller and buyer sides of 2 sales in the 1st half of 2009, and I attribute that to the hard work that I have done with the "3-E's".
It Is Always Good Business to Listen to 2 or 3 Presentations Before Settling on an REALTOR(R)!
The marketing of one's home is certainly one of the most financially-involved decisions that one makes in a lifetime! I advise my friends, neighbors and everyone that brings up the subject that it makes good sense to ask more than one REALTOR(R), preferrably 3, to prepare and personally present proposals as to how they would market your property. The suggested listing price is often the dominant discussion point, but there are so many other aspects that are involved in the "Selling" of the property. Would you prefer, for example, someone who advertises your home weekly and holds Open Houses 2-3 times monthly to one who has an inventory of Listings but is absent from advertising and Open Houses? There are many other pertinent aspects of marketing that you often don't grasp from discussion with but a single real estate agent. The selected agents probably spend a few to many hours getting their proposal and presentation ready for you, yet you only need to spend about an hour with each of them. Doesn't that sound like a good investment of your time? I don't mind the 'competition' because I know that it is the most sensible way for people to address the marketing of such a valuable property!
